1.- Payment: First month’s rent and refundable security deposit required.

2.--Credit: Minimum score 620. Co-signer or extra deposit accepted if needed.

3.- Income: Must earn between 2.5x and 3x the rent.

4.- Evictions: Not allowed unless justified with proof of improvement.

5.- References: 1 landlord + 2 personal references.

6.- ESA & Section 8: Must provide valid documentation.

7.- HOA/Condos: May require association approval; process can take up to 3 weeks.
