Guarantees

We believe in high touch, high quality customer service and making you a raving fan. If for any reason you wish to discontinue your service with us, you can cancel your agreement at any time with no penalties.

• All outstanding invoices have been paid to vendors.
• We ask that you give us a 30 day written notice so we are able to wrap up any outstanding service issues, invoices and have time to prepare your/tenants file. We want the cancellation process to go smoothly and also turn you over a happy renter with no outstanding issues.

With our results guarantee you don’t pay us any money until we produce!
If we are leasing your property for you, we do all the work up front and you don’t pay us until you get a qualified tenant and they move into your property. That means we aggressively market and show your property, screen the tenants, handle all of the paperwork and perform a move in inspection...all before we get paid anything.

For our property managed clients, there are no set up fees, no admin fees, and no transfer fees. We are only paid after your tenant pays their rent.

Our results guarantee ensures that you have the piece of mind of knowing we are working hard for you and you will not pay us until you get results.

You should never have to pay twice for us to find a new tenant for your property. Our leasing guarantee states that if a tenant does not fulfill at least 6 months of a lease term, we will find a you a new tenant for free.

• We must have placed the tenants. This guarantee does not cover tenants we’ve taken over or inherited.
• The guarantee does not cover tenants who have to break lease due to military orders or transfers.
• It also doesn’t not cover any tenants who have abided by the lease terms by paying appropriate break lease fees.

If we are unable to lease your home in 30 days or less we will give you ONE month of management free! This means we will WAIVE your first two months of management fees.

• We must set the price.
• The home must be vacant.
• The home must be ready for tenants, The 30 days begin from the day the home is move in ready.
• Must allow approved pets (Maximum of 2)
• 30 Day Rental Guarantee is not offered to everyone. It must be a part your Property Management or Leasing Package and will be specifically included in your Property Management or Leasing Agreement.

For any pet that we at Ross Rentals approve, that the tenant has signed a lease with us, and we moved into your home, that we guarantee our owners up to $250.00 in damage protection for any pet damage above and beyond what the security deposit covers. We screen each pet, charge a reasonable pet fee to the tenant, and guarantee that you (the property owner) will not pay out of pocket for pet damage.

• We must have approved the pet. This guarantee is not available if we inherited the tenant or the pet. We must have approved the pet through our process, and signed the lease with a lease with the tenant.
• Our Pet Guarantee is not offered to everyone. It must be a part your Property Management Package and will be specifically included in your Property Management Agreement.

If a tenant needs to be evicted for NON payment of rent our attorney will handle the eviction for free and we will pay any filing fees, server fees, lock change fees up to $1,000.00.

• We must have placed the tenants. This guarantee does not cover tenants we’ve taken over or inherited.
• The guarantee is only for evictions due to NON Payment of rent.
• We must be the Property Management company for the entire length of the tenancy.
• The Program does not cover lost rents, or damage to property.
• The Program does not cover the Owner for the Tenant’s Attorney fees, court ordered fines, damages or penalties.
• Our Eviction Protection plan is not offered to everyone. It must be a part your Property Management Package and will be specifically included in your Property Management Agreement.
